   ACCESS STATEMENT FOR GLEN HELEN COTTAGES

In order to comply with the Disability Discrimination Act (DDA) 1995 I have taken reasonable steps to make sure that the cottages are available for disabled people.

I have listed below any features that might preclude any disabled people accessing the cottages.
There is room for 3 cars to be parked at the front of the property. There is a flat, level path to the front door of the cottages. At night a security light operates and there is a porch light in each cottage doorway. Each cottage has a small step into the entrance.
The cottages were built in the 1790’s but have been fully modernized.
Cottage one has a level floor into the lounge and has full lighting.  There is a step down into the kitchen from the hall. All the kitchen units and cooker are at the standard working height. There is a cordless kettle and the taps are operated by a turning action. There is full lighting and a microwave at unit top level.
From the hall there are a flight of 10 stairs, without any turn to the upstairs level. There is a hand rail on the right hand side.  The double bedded room is on the same level as the landing, which has a night time dimmer switch, but there is one step up to the bathroom. The bathroom was completely renovated in 2009. It contains a bath which has a grab rail. There is also a separate shower cubicle. The wash basin and toilet are of the standard height and design. All the taps are operated by a turning action. There is full lighting with a light over the wash basin and bath and a shaving socket above the wash basin.  The twin bedded room is two steps up from the landing and the beds can be accessed from both sides. Again there is full lighting and there are sockets for other electrical appliances.
Cottage two has a level ground floor from the porch. The living room and kitchen are fully lit and the kitchen units and cooker, and microwave are all at standard height.
From the lounge there is a flight of ten stairs with a hand rail on the left to the upper floor. There is not any turn in the stairs and there is a night time dimmer switch.
The bedrooms and the shower room are on the same level.  The shower room contains a full size shower cubicle with closing doors. There is a standard size toilet and wash basin with a light and shaving socket over. All taps are operated by a turning action. The single bedroom has access from one side while the double bedded room has access from both sides to the bed.
Outside the cottages there are two level patio areas and three lawns, there is garden furniture. There is also an outside toilet and wash house containing a modern washing machine and electric dryer.

ACCESS STATEMENT FOR MOUNT VIEW COTTAGE

In order to comply with the Disability Discrimination Act (DDA) 1995, reasonable steps have been taken to make sure that the cottages is available for disabled people.
Listed below are any features that might preclude any disabled people accessing the cottages.

GENERAL
There are five rooms on the ground floor and three rooms on the first floor. There is central heating throughout the cottage. All electrical plugs and sockets are of standard design. The internal floor area is mainly carpeted but the bathroom, utility and kitchen floors are tiled. OUTSIDE
There is room for 2 cars to be parked at the front of the property on flat concrete standing. There is also a flat paved area for sitting out. There are no steps from the concrete to the paved area. From the concrete area there is one three inch entrance step through the front door and a five inch step through the back door. There is an outside security light and a porch light.
GROUND FLOOR
The whole of the ground floor is level with no steps. There is a mix of ceiling, strip, spot and wall lighting on the ground floor. The chairs, tables and settees are of standard heights. The doors are of standard widths ranging from 29 to 32 inches. 
There is a cloakroom with toilet and basin.
The utility room contains work units of standard height, an inset sink and appliances of standard design. The appliances are: clothes washer; dishwasher; freezer and central heating boiler.
The kitchen has work units of standard height with inset sink and appliances of standard design. There is a fridge, full size electric cooker and an extractor fan. There is one table and four dining
The lounge has an electric fan heater and a TV with Freeview, DVD and VHS facilities. There is one three-seater and a two-seater settee.
The dining room has a table with six dining chairs.
The stairs to the first floor lead off the dining room. As you go up the stairs, there is a rail on the left. From the ground floor, there are three steps then a turn and then nine steps straight to the first floor. There is both natural and electric light on the stairs.
FIRST FLOOR
The whole of the upstairs is level. There is a landing which gives separate access to each room from the stairs. Lighting is by ceiling lights with two bedside lights in each bedroom
TWIN BEDDED ROOM
Each bed is divan style, three feet wide and seven feet long. Both beds are accessible from both sides. There is a ‘walk in’ wardrobe and free standing dressing table
KINGSIZE BEDROOM
The bed is wooden and five feet wide and 80 inches long entry is from both sides. There is a ‘walk in’ wardrobe and free standing dressing table.
BATHROOM
There is a basin, bath, toilet and shower all of standard design. Entry to the shower is by a low step and a bi-fold door. There is a light and shaver point over the wash basin.
